Who we are

We're Anna and Yuriy — proud parents of four daughters, based in Australia. It started when we bought a small piece of land in Queensland to build a tiny home for ourselves.

We tried doing it locally, made plenty of expensive mistakes and learned how complex the process can be. Then we found a better way — sourcing directly from manufacturers, building our own homes and learning how it really works. Friends started asking for help, and that became Concept Homes: helping others do it right, without the same mistakes.

Questions

Do you guarantee a scenario will be approved?

No. We show what may be possible under the current planning rules for that land; council makes the final decision. For certainty, Approval in Hand gets the approval first.

Who pays — the agent or the owner?

Usually the vendor, from the marketing budget. The free Land Snapshot gives the agent something concrete to show first.

Are the renders real?

They are concept images on photos of the actual land, labelled “concept only, subject to council approval”.

How fast is it?

Quick Site Check and Land Snapshot in 48 hours. Reports and visuals usually within 5–7 business days.

Do you build the home?

We manage approvals, sourcing, compliance and delivery. Site works and installation are done by a licensed builder.

Do you sell the land?

No — the listing stays with the agent. We make the land easier to sell.
